What type of properties are we looking for?

We would consider purchasing a property:

  • In need of modernisation or even in poor state
  • Unmortgageable
  • With little or no equity left (where the mortgage balance is too high in comparison to the house value)
  • About to be repossessed (we can stop repossession)
  • With tenants

And, obviously, we would buy nice properties with none of the issues above.

We also consider buying commercial properties with the potential to be converted into residential dwellings.

We can rent your property on a long lease basis.

Why you should you also consider this:

  • Long term: The normal lease term is between 3 to 5 years.
  • Guaranteed rent: You will have the certainty of a guaranteed and steady rental income throughout the lease term.
  • No voids: Typically, a rented property in the UK remains empty for 4 weeks per year in average. During this period not only you will not receive the rent but will also have to pay for any maintenance, Council Tax, and utilities. By renting your house to us you will have no risks of voids during the term of the lease.
  • No maintenance: Normally, the landlord is responsible for the all property maintenance costs. If you rent your house to us we will take the responsibility of all maintenance costs.
  • No Letting Agent: Since you don’t have to worry about advertising your property, vetting tenants, looking after the house maintenance and doing inventory check-in/check-out during the term of the lease, you will not have to use the service of a Letting Agent which would normally cost you between 8% and 12% of the rental income.
  • We may even consider refurbishing your property at no cost to you.
  • We can buy your house at the end of the lease term.
